Since
living in Charleston, I’ve used Robert to inspect two houses.
The first was the residence that we now have listed for sale, a
new house just competed by the builder. Robert was recommended
strongly by our realtor, who I respect. He did an absolutely
thorough job, finding a variety of small imperfections that the
builder was forced to correct, and also a few minor code
violations which, after the builder admitted that Robert knew
the building codes well, were corrected. His report was
complete, professional, and we felt we really got our money’s
worth. He takes his time, whether the property is new or “used”. We are now buying a house in an older neighborhood, and had no qualms about calling Robert again. He has just gotten better. I met him at the residence and I believe he was there for about 3 ½ hours. He crawled in the attic and under the house. He checks cosmetics, structure and functionality. Every outlet was checked, every appliance that conveys, all the plumbing, sewer, electrical, etc. He inspects the roof from the outside and from the attic, which was fortunate for us because there were leaks and it needs to be replaced. Robert issued a fifteen page report on the house, very professional, which is useful now since we are negotiating repairs with the seller. I would be reluctant to use anyone else in Charleston. He is on time, pleasant, professional, and competent. I have invited him to join a group of business professionals to which I belong. There are a number of building inspectors in our market. Some of them are franchisees with minimal experience. No matter who you hire, make sure they have either been a builder or building inspector. I think you can’t go wrong with Mr. Gallahorn.
